More Bloomington Real Estate Market Numbers

As of August 3rd, there are a total of 819 single family homes on the market in the Bloomington Board of Realtors MLS system. Here's the average breakdown of the inventory based on list price:

• $25,000 to $74,999: 14 properties on the market
• $75,000 to $99,999: 47 properties on the market
• $100,000 to $124,999: 57 properties on the market
• $125,000 to $149,999: 71 properties on the market
• $150,000 to $174,999: 81 properties on the market
• $175,000 to $199,999: 85 properties on the market
• $200,000 to $249,999: 79 properties on the market
• $250,000 to $299,999: 77 properties on the market
• $300,000 to $399,999: 64 properties on the market
• $400,000 to $499,999: 32 properties on the market
• $500,000 and up: 74 properties on the market

Hoosier Acres Neighborhood Update

A sign of the popularity of the classic Bloomington neighborhood is the results of the first tear-down and rebuild.

Last fall a home on Meadowbrook was purchased for $200,000. Said to be the first home built in Hoosier Acres, the structure needed renovations and updating but it was on a 3/4 acre lot.(bottom photo) Soon after purchasing the home, it was raized (middle photo).

Nine months later the new house is complete (top photo). The owners built a solid limestone home planned to fit into the neighborhood and look as if it were one of the original homes of Hoosier Acres.

Now another home on Meadowbrook is being completely renovated. Updates will follow.

Neighborhood Watch - Hoosier Acres Update

Historical fact of the day: The original farm house on the Hoosier Acres Cattle Farm, which now is home to the Hoosier Acres neighborhood was fed by a spring house. That spring is now the pond on Brownridge Avenue shown in the photo to the left.

Currently there are four houses on the market in Hoosier Acres offering quite a diverse market which is one of this neighborhood's trademarks. Here are the active listings:

• 710 S. Pleasant Ridge is a limestone home offered at $185,000 with 1817 square feet
• 3855 E. Brighton Ave built in 2003 with 3094 square feet and offered at $324,900
• 3738 E. Cameron Ave on 1.4 acres with 3923 square feet and offered at $499,900
• 3641 E. Homestead Ave on 6.47 acres with over 6000 square feet and offered at $1,300,000

Two recent sale took place in Hoosier Acres:

• 704 S. Meadowbrook with 2066 square feet sold for $222,500

Neighborhood Watch - Park Ridge East

Park Ridge East, located on the east side of Smith Road between 3rd and 10th, is a popular neighborhood for anyone looking for mid-priced homes in a quiet setting that is not too far from Indiana University.

Activity over the past year has seen eight houses sell. These homes were priced between $149,000 and $229,000. Here are some statistics on the sold listings:

• Average square feet: 2,473



• Average list price: $197,163



• Average price per square foot: $84



• Average days on the market: 91



• Average selling price: $184,488

Currently there are seven homes available in Park Ridge East and they are priced from $179,000 to $285,000. This neighborhood is made up of ranches, bi-levels and colonials and each style is represented in the current available inventory.

The house in the photo above is currently on the market and priced at $197,700 and offers 4 bedrooms (one bedroom is located in the basement), two full baths and has a great pool in the back yard. With over 2600 finished square feet, this house has a lot to offer. The only negative is the train track behind the house...the listing agent stated that only two trains travel the track each day. Awesome pool!

Neighborhood Watch...Elm Heights Update

Elm Heights, the historic neighborhood on the south side of the Indiana University campus is always popular for its location and architecture. And spring in Elm Heights is simply beautiful. The photo to the right was taken on First Street.

Currently there are only three homes available in Elm Heights:

• 528 S. Highland Avenue is a lovely 2 bedroom, 1 1/2 bath home that has been beautifully decorated. The lot is quite small but has a very private outdoor sitting area. Priced at $269,500
• 1040 E. Maxwell Lane is a unique home whose original structure is a 1957 Lustrum home. It now has 5 bedrooms and 2 full baths. The floor plan in non-traditional but very interesting. Priced at $285,000.

Neighborhood Watch - Bittner Woods

Located on the southeast corner of Sare and Smith Roads, Bittner Woods remains one of Bloomington's classic neighborhoods. Small in size with only 20+ home sites, Bittner Woods offers the diversity in housing styles that was popular in Bloomington's growth during the 1960's and early 1970's with home prices ranging from the mid $200K's to the mid $600K's.

With a minimum of opportunities to buy in Bittner Woods...eight home sales in the last 8 years...the current offerings are even more appealing. Here is information on the three homes currently available:

• 2716 Bluff Court is a 3 bedroom home with 1765 square feet and is offered at $260,000

Neighborhood Watch - Hoosier Acres

Hoosier Acres is one of Bloomington's classic neighborhoods. Development started in the 1960's and continues even today. Architecture ranges from mid-century modern to classic Georgian design. The lots are large, the streets are quiet and you can walk to the market, restaurants and shopping.

Currently there are four houses on the market in Hoosier Acres. Three are priced in the mid $300's and one is priced over one million. Pictured above is a lovely home that is currently priced at $349,900. The home features four bedrooms, two and a half baths and has over 2500 square feet. Walk in and you are instantly surprised by the high ceilings which are not characteristic for homes built in the 60's. Walk through the living room and you enter the library lined with shelves. The lot is quite large and level.

Within the past year five homes have sold in Hoosier Acres and they have ranged in sales priced from $185,000 to $330,500. The low priced home was actually purchased as a 'tear down' and a large limestone house is now standing in its place.
